Modernisation and refurbishment, Huddersfield
In October 2023 we were appointed by our client to serve as the principal contractor for a large-scale refurbishment of their home. The vision was to completely renovate the existing barn conversion to create a remodelled, contemporary living space that met high standards of energy efficiency with no compromise on aesthetic appeal.
Detailed drawings produced by the experienced and knowledgeable team at ADP architecture (Holmfirth) drew inspiration from PassivHaus principles, with plans featuring an air tightness membrane and a highly insulated building envelope, an MVHR system, triple-glazed windows and rooflights, PV solar panels, and an air source heat pump.
The plans also incorporated a range of stylish, modern design features, including underfloor heating, air conditioning, sliding glass and pocket doors, a feature staircase, a bespoke kitchen and utility room, a cinema room with integrated AV system, and high-quality fitted furniture. A standout addition was the formation of new floor space above the kitchen to provide an ensuite to one of the first-floor bedrooms.







Our Approach
Design, Planning, and Consultation
We attended pre-start meetings alongside the client, architect, and specialist subcontractors to discuss the client’s goals and design intent, and to plan the delivery of the works in detail. Input from specialist subcontractors was instrumental in shaping the technical design, particularly for systems such as solar PV, heating, AV, air conditioning, and MVHR.
Build Stage
Once a programme was agreed and design details finalised, works could commence on site. Our in-house team began with the strip-out of the existing fittings and finishes, taking the building back to a blank canvas. Our masons carried out remedial structural works and alterations, renovated and repointed the weathered external masonry, and our roofing team fully refurbished the natural Yorkshire stone roof. Existing window and doors openings were modified, and new openings created to suit the reconfigured layout, including the addition of light wells above the kitchen to maximise natural light.
Internally, we excavated the ground floor and laid a new concrete floor with integrated underfloor heating and a high-level of insulation to meet modern standards, to achieve both an energy efficient and comfortable living environment. The external walls and roof were framed off in timber and insulated, with an airtight membrane installed to optimise thermal performance and meet high energy efficiency standards.
The additional ensuite space was constructed above the kitchen by our team of skilled joiners, thoughtfully planned to incorporate the original timber barn trusses, preserving the historic character of the building. Our subcontractors carried out the first-fix plumbing and electrical installations, and we oversaw the installation of other specialist elements, such as solar panels and the MVHR system.
As the project progressed into the fit-out phase, we continued to work closely with the client to refine and finalise key design features. Floor coverings, surface finishes, bathrooms fittings, internal doors and architectural ironmongery were all carefully selected in close consultation with the client.
One of the standout design features of the interior was the bespoke staircase. Working closely from the client’s brief, we crafted a detailed design that artfully combined a sleek powder-coated steel frame and balustrade with solid oak treads, marrying modern elegance with natural warmth. Our JH Bespoke Joinery team collaborated with our trusted fabricator to supply and install the staircase onto the existing landing. To ensure a seamless installation, the steel fascia and balustrade were meticulously formed to follow the curve of the existing landing, resulting in a seamless and visually striking finish that complements the architectural character of the space.
Additional works
Following the successful completion of the main project, the client re-engaged us to renovate the single-storey annex on their home, refurbishing two additional bedrooms, ensuites and a home gym. We also carried out a series of external works, including the renovation of garden patios, providing an essential finishing touch that beautifully completed the transformation of the property.
